Do I have to be a veteran to work with Bill?

Not at all. I'm a Marine Corps veteran and VA loans are a major part of what I do, but I help veterans and civilians alike. I offer VA, FHA, conventional, jumbo, first-time-buyer, and other specialized loan options. My job is to help you understand the choices available and find the financing strategy that best fits your goals—not to push you into a particular program.

Who actually lends the money on a VA loan?

The Department of Veterans Affairs does not lend you the money. Your mortgage is provided by a private lender, while the VA guarantees a portion of the loan. Because rates, fees, underwriting experience, and service can vary from one lender to another, choosing the right VA lender matters. I help you understand the complete loan—not just the advertised interest rate—so you can make an informed comparison.

What's the difference between pre-qualification and pre-approval?

A pre-qualification is an early estimate based largely on the financial information you provide. A pre-approval goes further by reviewing your credit, income, assets, debts, and supporting documentation. A strong pre-approval gives you a clearer understanding of your buying power and can make your offer more credible to a seller. I'll also help you determine a comfortable payment range, which may be different from the maximum amount you can technically qualify for.

How much do I need for a down payment?

That depends on the loan program, the property, and your overall financial situation. Eligible VA borrowers may be able to purchase with no down payment, while FHA and conventional programs offer several low-down-payment options. However, the smallest possible down payment is not automatically the best financial decision. I'll show you how different down payments affect your monthly payment, cash reserves, mortgage insurance, interest rate, and long-term costs.

Can I use my VA benefit more than once?

Yes. Your VA home-loan benefit is not a one-time benefit. Depending on your entitlement and circumstances, you may be able to restore your entitlement after selling or paying off a previous VA loan. You may even be able to obtain another VA loan while an existing VA loan is still open. Every situation is different, so I'll review your Certificate of Eligibility and explain exactly what options are available.
